We are pleased to present you the opportunity to invest in the Rise Realty I Fund – a unique multi-asset real estate fund comprised of prime commercial and residential redevelopment projects in key markets throughout Southwest Florida.

The first two assets of Rise Realty I Fund are leased with a purchase option and are located in Bradenton, Florida on one of the busiest roads in the county, Manatee Avenue (SR-64). Each asset has been strategically chosen to maximize the overall fund returns and will be a key redevelopment igniter for the east portion of East Downtown Bradenton, acting as a macro-level connective infill project for the Bradenton and Lakewood Ranch, Florida area (the fastest-growing community in the US).

Currently underway is the development of The Riverwalk Exchange which will be a trendy environment that will be a magnetic demarkation point for the east part of the Downtown Bradenton Riverwalk. The main floor will consist of an upscale food court and urban market in a lofty, historic atmosphere. Tenants will consist of a few local popular franchises along with other up-and-coming, quality tenants looking to expand in the Suncoast region. Additionally, the Rise Office Suites, a 10,000 SF office suite complex will be the only true office suites environment serving the Downtown Bradenton, Florida area.

In the last 48-months, just shy of 600 multifamily units have been built within a 0.1 mile radius and maintain 95% occupancy. Another multifamily complex with a target of 165 units is on the table as well.
